Adventures at Big Canoe is located near the north gate, a short walk or drive to the Wildcat pool, and the Wildcat trail secluded at the end of Yanoo Trace cul de sac with plenty of parking. This five-bedroom three bath mountain home has plenty of space to spread out with an upstairs great room and a huge downstairs recreation room. It has a newly renovated kitchen with a gas stove and beautiful counter seating. It also has a fantastic conference room with a conference table that seats 8-10 downstairs, or Gaming Room. You will feel truly at home and at peace for your quiet getaway to Big Canoe!
The front entrance opens to a great room with flat-screen TV (with HMDI cord) and gas fireplace, a fully furnished kitchen, and a dining room that seats 6-8 people. This main floor has three bedrooms; the master with a queen bed and bathroom with a walk-in shower and a tub, and two guest bedrooms both with queen beds that shares a bath with a tub /shower. There is a screened-in porch with new furniture and large deck with new patio dining furniture off the great room and a new propane gas grill. Downstairs has a large recreation room with flat-screen Smart TV, gas fireplace, game table, and two bedrooms, one with a queen bed and one with two twin beds that share a remodeled bath with a walk-in shower. Each bedroom has a TV. There is also a conference room, or Gaming Room, that seats 8-10 at a beautiful antique conference table. The home provides a perfect getaway for a large family, group, or business meeting. The new landscaping really sets our house apart from a wonderful mountain escape. This home is adjacent to hiking trails and a 5-10 minute walk to the Wildcat Pool area. The owner has allergies so no pets are allowed.

THE AREA:
Big Canoe is an 8,000-acre wildlife gated community in the hardwood forest of the Blue Ridge Mountains just north of Atlanta, offering over twenty-four miles of maintained hiking trails and plenty of wildlife including deer, black bears, and turkey. With seven mountains and five lakes, the community has a beautiful backdrop for its three championship golf courses, fourteen tennis courts, three swimming pools (one Big indoor), swimming lake (with beach, paddle boats, canoes, & paddle boards), stunning mountain lake (with marina, fishing & rental pontoon boats) and first class wellness center and basketball court. As a renter, you have access to all of the Big Canoe amenities paid directly for each amenity. I'm sorry, but we do not offer any passes with the rental. We are more than happy to offer our recommendations about the local area and answer any questions you have about the home or the community. OCCUPANCY:
This unit allows 10 overnight guests. Feel free to have guests over, however, in compliance with the city regulations, there cannot be more than 10 people overnight in the unit at any given time. Over occupancy may result in eviction.

We have 3 golf courses, 5 lakes, hiking trails, a wellness center, yoga, indoor and outdoor pools, sauna, saline whirlpool, tennis and pickleball courts, bocce courts, Jeep Trail, dog park, beach, water slide.
PARKING:
Easy access to home- from the large, level driveway and parking area. Room to park multiple cars.
FIREPLACE: this home has a gas fireplace controlled by a knob.
**CLEANING PROTOCOLS** A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and call housekeeping at in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. There is no fee within the first 24 hours to return and address the issue. All cleaning is done by professionals who use advanced cleaning practices and disinfectants. We maintain excellent cleaning standards and pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests, with photos of each room to ensure clean is up to highest standards. We fight fabricated claims for discounts with our extensive documentation on the house and post names to web for the protection of other hosts. :-) This beautiful home is not pet friendly. :-)
GATHERINGS:
We know you are coming to Big Canoe to have a good time, but out of respect to the other tenants and neighbors, this property has a strict No Party policy.
QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.
SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in the home during your reservation period.
MINIMUM AGE:
Guests named on the reservation must be 30 years or older. By booking a reservation, you represent and warrant that you are 30 or older. The name on the reservation must be present at check-in and throughout the duration of the stay.
CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 10am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.
CANCELLATIONS:
Cancellation charges are as follows: rental payments are fully refundable until 14 days prior to the reservation arrival date (less credit card fees). If 8-13 days prior to the reservation, 1/2 the total rent and tax can be refunded. Less than 7 days: cleaning and pet fees can be refunded. We will do our best to work with each guest. We have many repeat guests so we try to take care of each and every one.
