- Cancellation Policy:
• 14–7 days before arrival: 50% refund (Airbnb fees non-refundable)
• Less than 7 days: No refund, except for cleaning fees
- Direct bookings are non-refundable.
🚫 House Rules
- No Smoking: $500 fine for smoking inside.
- No Parties or Events without written permission.
- Minimum Age: Guests must be 21+ to book.
- Accurate Info: Bookings under false pretenses may be canceled without refund.
🧹 Check-Out Expectations
- Dispose of perishables and trash.
- Run dishwasher with used dishes.
- Return keys to lockbox, if applicable (lost key fee: $40).
- Alert us to any damage or maintenance needs.

- Pets allowed only in pet-friendly listings:
• Max 2 dogs, at least 1 year old
• $75 per pet fee applies. Cats require prior approval
• Pets must be leashed in public areas
• $500 fine for unauthorized pets or damage
- Full Pet Policy available upon request.

- One valet parking space included.
- Additional vehicles: $32/night with prior approval for select properties
📦 Packages
Guests may receive deliveries during their stay only. Please ensure shipments are scheduled to arrive after check-in and before check-out.
Do not address packages directly to the unit, as those mailboxes are not monitored. Contact us if you're expecting a delivery.
We are not responsible for lost, delayed, stolen, or damaged packages.
Post-stay shipping requests (e.g forgotten packages or deliveries arriving after your departure) will incur a $50 handling fee plus shipping costs.
🔧 Maintenance & Cleanliness
- Housekeeping is not included but can be added ($135 mid-stay clean).
- Long-term stays (>30 days) require inspections and monthly cleaning ($135 each).
- Insects like ladybugs or stinkbugs may occasionally appear and do not reflect cleanliness.
📶 Noise & Neighbors
- You're staying in a residential area—please respect quiet hours and neighbors.
- Excessive noise or disruptive behavior can result in eviction.
🛟 Liability & Safety
- You assume all risk of injury on the premises.
- Use amenities (e.g windows, balconies) responsibly.
- Firearms must be secured; discharge or unsafe use results in eviction and fines.
🎥 Security
- Security cameras are placed in building entrances and elevators for safety.
👷 Vendors & Visitors
- Outside vendors (e.g photographers, chefs) require advance approval and insurance.

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $43 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

AirButler License Agreement Please take a moment to read this License Agreement (hereinafter \Agreement\) carefully before you begin your vacation as it contains important terms and conditions of your occupancy by which you are bound upon signing the Agreement and/or making payments to secure your reservation. Because all terms and conditions of this Agreement is strictly enforced, you should familiarize yourself with them before your arrival. 1. Property . If you booked through Airbnb, all taxes are being collected automatically by Airbnb and remitted on our behalf; therefore, they are not included in your total. 4. Cancellations. Should you find it necessary to cancel your reservation, your entitlement to all or a portion of the fee depends on the timing of your cancellation in relation to the Check-in date AND the cancellation policy of Airbnb as follows: Cancellations: 14-7 Days: Cancellations that are made between fourteen (14) and seven (7) days ahead of the Check-in date, are eligible for a fifty (50) percent refund. No refund on the Airbnb Service fee. <7 Days: Cancellations that are made seven (7) days ahead of the Check-in date forfeit all payments, including taxes, and fees, with the exceptions - in the case of a full cancellation - of cleaning fees. Early departure does not warrant a refund of stay. If you booked through a third-party website, the cancellation policy listed at that time of booking will apply. *It is strongly recommended that travel insurance is purchased. You are financially responsible for the property damages, including those that may arise from any permitted Special Events (described below). Additional charges may appear on your statement if you: a. Damage the residence, its contents, or its environs, ordinary wear, and tear expected; b. Violate AirButler management policies and procedures generally and \house rules\ in particular; c. Fail to place debris, rubbish in waste baskets, and remove trash from the property d. Lose keys or leave the residence unlocked upon departure; e. Lose or damage linens; f. Check-in early or Check-out late without prior permission; or g. You are evicted during your stay. You will be notified if AirButler LLC intends to assess damages or fines. If you booked through a third-party site, funds will be requested through said third party website. Failure to accept additional requested monies, a case with third party website will be opened. 6. Minimum Age: All signatories to this Agreement and/ or guarantors must be at least twenty-one (21) years of age. 7. False Information. Any reservation obtained under false pretense will be subject to forfeiture of all payments made and the party will not be permitted to Check-in. 8. Arrival and Departure. Guest may Check-in at 4:00 PM EST and must check out by 11:00 AM EST on the departure day. No early Check-In or late Check-out is permitted without Airbutler Management's prior approval. AirButler Management reserves the right to charge an early check-in or late check-out fee of $75 per 30-minute interval before check-in or past the check-out time. Please inquire if you would like to request an early Check-in or late Check-out. 9. Check-out Procedures. a. Check-out time is 11:00 AM, please refer to paragraph 8 for additional fees that apply to late check-outs; b. Dispose of any perishable items in the kitchen or refrigerator; c. Remove all trash from the residence d. Please place glass bottles in the receptacle located in the elevator lobby; e. Place dirty dishes in the dishwasher and run the dishwasher; f. Return keys to the lockbox (if-applicable), *fee of $20 for lost keys; and g. Notify management of any maintenance issues or broken items. AirButler Management can include additional vehicles to the rental for an additional $32/night, please let management know in advance to set this up for you. 11. Smoking. This is a NON-SMOKING rental. Smoking inside results in a $500 fine. 12. Pets. If the Property you are renting allows pets and you in fact bring your pet, an additional fee of $150.00 will apply, maximum of 2 pets. The pet fee does not apply to service animals. Cats need to be requested ahead of time. Please see the Pet Policy Addendum for more information. 13. Shipping. Guests are permitted to have items delivered to the Property during their stay, if you schedule the shipment to arrive after you Check-in and before you Check-out. In no event is AirButler Management or the Owner responsible for lost, stolen, delayed or damaged packages. We strongly advise you to not address packages to the Property unit you are staying in, as those mailboxes are not monitored. Please alert Management if you are expecting packages. 14. Lost Items.
